When you buy a home in India, the price on the agreement is not the full cost. On top sit stamp duty and registration charges, and they can run to several lakh rupees. Stamp duty is the big one, usually 4% to 8% of the property value depending on the state. Many states give women a lower rate to encourage ownership, so Delhi charges 6% for men but 4% for women, and Uttar Pradesh 7% versus 6%. A joint male-and-female purchase often gets a concessional blended rate. On top of stamp duty comes the registration fee, typically 1%, though some states such as Tamil Nadu charge more and Maharashtra caps it at โ‚น30,000.

One catch to remember: stamp duty is charged on the higher of your purchase price or the government circle rate, so enter whichever is larger. And banks almost never lend against these charges, so you pay them from your own pocket at registration. How much are stamp duty and registration charges in India?

Stamp duty in India typically ranges from about 4% to 8% of the property value, and the registration fee is usually 1% (sometimes capped). The exact rate depends on your state and, in many states, the buyer's gender, with women paying 1-2 percentage points less. For example, Maharashtra charges 6% for men and 5% for women plus 1% registration, while Tamil Nadu charges 7% stamp duty and 4% registration. Do women pay less stamp duty in India?

In many states, yes. To encourage property ownership by women, states such as Delhi, Uttar Pradesh, Rajasthan, Punjab, Haryana and Uttarakhand offer a lower stamp duty rate for female buyers, usually 1-2 percentage points below the male rate. Some states such as Karnataka, Kerala and Tamil Nadu apply the same rate regardless of gender. Is stamp duty calculated on the purchase price or circle rate?

Stamp duty is charged on the higher of your actual transaction value or the government's circle rate (also called the ready reckoner rate or guidance value) for that area. If you buy below the circle rate, you still pay stamp duty on the circle rate. This calculator uses the property value you enter, so for an accurate figure, enter whichever is higher between your purchase price and the local circle rate.

Does GST apply when buying property in India?

GST applies only to under-construction properties, not ready-to-move or resale homes. The rate is 5% of the property value for regular housing and 1% for affordable housing, and it is separate from stamp duty and registration, which apply to all property purchases. So an under-construction flat attracts GST plus stamp duty plus registration, while a resale flat attracts only stamp duty and registration. This calculator covers stamp duty and registration.

Can I include registration costs in my home loan?

Generally, banks lend against the property value and exclude stamp duty and registration from the loan amount, so you must pay these from your own funds at the time of registration. That is why it is important to budget for them on top of your down payment. On a property worth โ‚น50 lakh, registration costs can easily be โ‚น3-4 lakh.
